Choosing a boiler

The badge on the front matters less than the sizing behind it

Most boilers sold in the UK are oversized for the property they end up in, because sizing by rule of thumb is quicker than calculating it. An oversized boiler short-cycles: it fires, satisfies the demand almost immediately, shuts down, and repeats. That wastes gas, wears the components out faster and is one of the commonest reasons a five-year-old boiler feels unreliable.

The right way round is a heat loss calculation for the property - construction, insulation, glazing, room by room - and then a boiler matched to it. That also determines whether a combi is right at all. A combi suits a home with one bathroom and a modest simultaneous demand; a system boiler with a cylinder is usually better where two showers might run at once, and no amount of kW makes a combi behave like a cylinder.

Servicing

A service and a safety check are not the same thing

A landlord gas safety check confirms that appliances and flues are safe. A service is the manufacturer maintenance regime - cleaning, checking and testing the components so the appliance keeps working and the warranty stays intact. They overlap, but one is not a substitute for the other, and a certificate that says one does not evidence the other.

For most households the useful test of a service is whether anything was actually taken apart. A visual check and a gas rate reading is not a service, however it is described on the invoice.

  • Combustion analysis with a calibrated analyser, and the readings recorded
  • Gas rate and working pressure checked against the data plate
  • Seals, heat exchanger and condensate route inspected rather than glanced at
  • Landlord gas safety records issued where the property is let

Repairs

Most boilers are worth repairing, until they are not

A fault code is a symptom rather than a diagnosis. Low pressure, a locked-out ignition sequence, a blocked condensate in cold weather, a failed diverter valve - these are ordinary repairs on an otherwise sound appliance, and replacing the boiler would be an expensive way to solve them.

What changes the calculation is a failed heat exchanger on an out-of-warranty appliance, obsolete parts, or an installation that was never right to begin with. We will tell you which of those you have, and we would rather repair a boiler that has years left in it than sell you a new one.

Common questions

How long should a boiler last?

Ten to fifteen years is typical for a well-installed, annually serviced appliance. Installation quality and water quality matter more than brand: a boiler on a system that was never flushed, with no filter fitted, will not reach the top of that range whoever made it.

How often does a boiler need servicing?

Annually, for almost every manufacturer, and skipping it usually invalidates the warranty. If the property is let, a separate landlord gas safety check is a legal requirement every twelve months.

What is the difference between a combi, a system and a regular boiler?

A combi heats water on demand with no cylinder, which saves space but limits simultaneous hot water. A system boiler works with a pressurised cylinder and suits homes where more than one outlet may run at once. A regular boiler uses a cylinder and a feed tank, and is common in older properties. The right choice follows how the house is used, not which is newest.

Why does my boiler keep losing pressure?

Almost always a leak somewhere in the sealed system, or a failed expansion vessel or pressure relief valve. Repeatedly topping it up treats the symptom and, because fresh water brings oxygen in each time, accelerates corrosion inside the system. It is worth finding the cause.

Do I need a power flush?

Only if the system needs it - cold spots at the bottom of radiators, sludge on a magnetic filter, or dirty water when a radiator is bled. It is not a routine extra on every installation, and it should be justified by evidence rather than sold as standard.

What is a Gas Safe card and should I ask to see it?

Yes, always. The card names the engineer and lists exactly which types of gas work they are qualified for - and those categories differ between engineers. Anyone working on gas legally must be on the register, and any engineer will expect to be asked.

Can you install a boiler I have bought myself?

We would rather talk to you before you buy. The appliance is only part of it: flue route, gas supply capacity, existing pipework and the controls all affect whether a particular unit is suitable, and a boiler that cannot be flued compliantly is not a bargain.

What warranty will I get?

It depends on the manufacturer and the model, and in some cases on the installer accreditation, so we will confirm the actual figure for the boiler you choose rather than quoting a headline number that may not apply.
